
Cole's Schedule
As soon as we receive your deposit and signed preconstruction agreement, the following schedule will help you know our process. Note – this can change based on issues with your loan, rock issues or septic but it will give you a good idea of our process.

Dummy pinning your lot – Completed. (Dave)

Septic- Ordered. Once it comes back, you will receive a copy. (Dave) If septic comes back fine, great. If the septic comes back with issues (hire a soil scientist, move your house, minimize bedroom size), we will address this with you and figure out a plan/solution (Matt). Please be patient as septic can take 2-3 months.

Final pinning – We would like it if you could come to your property anytime after septic is finalized and prior to starting your build to “officially” pin your lot in person. Please give a 30-day advance notice so we can schedule that.
Loan
LaNita can give you a list of local new construction lenders. SHOP AROUND! You can shop unlimited lenders typically in a 30-day window and it’s as if you shopped at one lender, so your credit score gets hit once. Make sure ALL lines are filled out so you know if you are buying down your rate and what your closing costs will be. You should interview lenders early, so you know who you like and establish a relationship with them. Get a list of items needed by your lender so you are prepared to submit. It is your responsibility to submit all your docs to your lender and to get updates from his/her and keep LaNita in the loop on your closing date.
Architectural Plans (Matt)

Estimating will not begin until the date indicated below. Pricing can change so estimating will be done closer to your start date and not earlier.

On your second edit, Matt will sit in on the zoom with your architect and give suggestions on how to cut back on pricing. Typically, there are 2-3 revisions with architectural plans.

During this time, Dave will inquire about some of your preferred choices (windows, countertops, flooring) to start obtaining numbers for Matt’s estimating.

Matt will create the building proposal (estimating) for your approval based on the final architectural plans. Note that any revisions to your numbers will typically take 2-3 weeks to obtain new numbers, therefore, this could postpone your start date each time.

Once the building proposal is approved, it becomes a purchase contract and is signed by you.

A construction contract will be emailed to you for signature from Marisa.

Your architectural plans, purchase contract, and construction contract are signed off by you.

Only then will you begin your selections process.
Selections Process – Selecting your items will require you to be in Chattanooga a minimum of 2 days but preferably 3 days so you are not rushed. This process starts one month prior to starting your build and after you have signed your construction contract and finalizing your budget. Dave will contact you one month prior to when you should come into town and will discuss your schedule. He will also set up your vendor appointments and then forward that schedule to you. (Dave)
Walk Throughs – We would like it if you came into town 2-3 times minimum if possible. The first is finalizing your pinning and selections within weeks of starting your excavation but after your contract is signed and deposit is given. The second would be to do your utility walkthrough with your project manager. This is done prior to drywall as changes after drywall are expensive, can postpone your build and could be rejected by your project manager based on scope.
Portal – Marisa will schedule a time to walk you through your portal, so you understand how to use it. This is a fantastic tool to keep track of your budget and selections. This portal is also used for change orders.
Production Meeting - Approximately one month prior to the start of your build, we will schedule a hand-off meeting with your assigned Project Manager. This is done internally to make sure we are all on the same page. An on-site meeting is then scheduled with your project manager and your excavator. This is done to finalize driveway locations, house site, tree removal, and go over any production questions that they may have. If you can attend, great and we can schedule that at the same time you come into town to start your selections. (Marisa)
Invoices – Any accounting questions are referred to Marisa.
